Last week I represented three sets of buyers who made offers on homes in different neighborhoods and price ranges. The offers were all well above asking price with excellent terms. One out of the three was accepted. During the first quarter my average listing sold in 8 days at 5% over the list price. Clearly, anyone who claims that existing home sales are weak in our local market is misinformed.

During the quarter ended December 31, 2011, 310 homes were sold in our local market*, up marginally from the 307 homes sold in the same quarter last year. The median price fell to $692,500 during the quarter, down 6% from $739,000 in the same quarter last year.
