Local Real Estate Market* Update, Fourth Quarter 2024

654 homes were sold during the quarter ended December 31, 2024, up 13% from the 577 sold in the same period last year as inventory improved. The median price fell 3% to $1,225,000, down from $1,260,000 in the same period last year as higher mortgage and insurance rates continued to impact affordability. Properties sold in 29 days on average during the current quarter, slower than 24 days in the same quarter last year. At the date of this post, there are 196 homes available for sale (4 weeks of inventory) compared to 166 homes at this time last year.
