677 homes were sold during the quarter ended June 30, 2024 compared to the 622 sold in the same period last year. The median price fell marginally to $1,340,000 down from $1,350,000 in the same period last year as prices stalled after the rapid rise in mortgage rates that began in 2022 settled in for a full year. Properties sold in 18 days on average during the current quarter, much slower than 13 days in the same quarter last year. At the date of this post, there are 450 homes available for sale (9 weeks of inventory) compared to 269 homes at this time last year.
